Autumn in Le Marche 2009
Another very hot and mainly dry summer is now behind us and the autumn is upon us in this beautiful part of eastern Italy. Only a few weeks ago we were still sweltering in temperatures well over thirty degrees, but in the past few days the weather has turned much colder and there have been heavy thundery downpours. But this unsettled weather should quickly pass and the autumn hopefully will return to its more normal pattern of warm days and cool nights.
Since the middle of the summer the Le Marche property market has been gradually picking up and now that the summer holidays are behind us, enquiries and visits to view properties throughout th region have greatly increased. We also find that many of our clients now spend alot of time researching the different areas and villages where they might consider buying a property before they actually arrive in Le Marche. Gone are the days when prospective purchasers would buy a property on maybe their first or second visit. Clients are a lot more aware of the costs involved in the restoration of old properties and now often consider whether a village house might suit their needs better than a farmhouse with all its associated high running costs.
There is also a growing awareness that properties near to or even right on the coast are not necessarily that much more expensive than properties in or near the mountains. Maybe clients would rather purchase near to the coast in such villages as Campofilone, Ripe or Lapedona than be close to the Mountains in villages such as Cingoli, Sarnano and Amandola, but each to their own! My own personal preference is to be within 15km of the Adriatic coast and yet still be only 35 minutes from the mountains and all their wonderful walks and scenery.
The type of property and the areas in which clients now purchase properties has also changed quite alot over the past 3 or 4 years. Large farmhouses with many acres of land were the rage 5 or 6 years ago, then tastes changed and then up to 2 years ago smaller farmhouses with slightly less land were popular. But today alot of our clients are looking for townhouses in pretty hilltop villages, but mostly with outside space, whether this be a terrace or small garden. Being able to walk to the local shops, bars and restaurants is now seen as a big advantage over having to drive to the nearest village. Also living in a village allows newcomers to have much closer contact and rapport with the local Italian community. Being able to just lock up and leave a property is also now considered a big plus, especially when the house is only used for holiday purposes.
So all in all this autumn looks like shaping up to being a very busy time for us at Livinginlemarche, clients with many differing requirements are visiting to view properties nearly all the way through until Christmas. Our database of properties for sale is increasing week on week and our associates now cover much of the central and southern Le Marche regions.
