The Property Market in Le Marche Summer 2009

This time of year is a good time to review the property market in Le Marche over the coming summer season; bad weather, high exchange rates, credit crunch and all.

Green Energy and Restoring Properties in Le Marche

Environmental and price concerns about the use of gas and fossil fuels for heating properties have been prominent in the UK for several years now. In Italy, especially in the more rural regions there has been no real emphasis on green energy until the past year or so. But this situation is slowly starting to change, and a lot of the change is being driven by foreign property owners who are restoring old country properties and taking advantage of the new clean energy alternatives.

Olive oil and Real Estate in Le Marche in the spring.

Working and living part time in Le Marche, Italy allows me to try out wonderful local produce and also sample the wide varieties of local olive oils. In Italy each region has it's own special types of pasta, meat and fish dishes and indeed subtle differences in pasta types are found even from village to village. This also holds true for olive oils produced in the different regions of Italy and a hot peppery Sicilian oil from the south is very different from a light soft olive oil from the Toscana region.

If you are considering buying real estate for investment, holidays or retirement, the Adriatic Coast region of Le Marche is a great area to chose and two of my personal favourite resort towns are Porto san Giorgio and Senigallia.

Many of us have imagined what it would be like to own a holiday home or relocate to a foreign country, and in my case it was the Le Marche region in eastern Italy. Hot sunny days eating wonderful food and sampling the local wine with friends seems just a dream for most of us.

Autumn and Le Marche Property

So far this Autumn and now coming into Winter the weather all over Le Marche has been fantastic. While other parts of Italy have experienced heavy rainfall, Le Marche has escaped the seasonal downturn you associate with this time of year. Last Saturday I was sitting outside my favourite beach bar in Porto san Giorgio in a T shirt and in temperatures of 23C, only at night do the temperatures start to take a fall!!

With the whole world now seemingly caught up in the credit crunch and the problems with the banking system, it is no surprise that Italy is finally feeling the effects of the turmoil.

Undiscovered Villages in Southern Le Marche

In the 10 years that I have been involved in one way or another in the property market in Le Marche, Italy, I have only recently discovered hilltop villages which have been largely ignored both by foreign and Italian buyers.The two areas I know best in Le Marche are the Ascoli Piceno province in southern Le Marche and also to a lesser degree the Ancona province in central Le Marche.

The beautiful hilltop villages in Le Marche seems to grow in popularity with every passing year. Tourists and even Italians from other parts of Italy are increasingly keen to buy  townhouses in these beautiful and largely unspoilt mediaeval villages.

Le Marche Farmhouses are back in favour! 

Buying and restoring farmhouses and country houses is back in vogue amongst people looking for property for sale in Le Marche this summer. 

For a while UK buyers had deserted this particular sector in favour of apartments and village houses, but the market has swung back very quickly in their favour.
